The projects
From the very beginning of the programme, you will be involved in a multidisciplinary group, working on the progressive development of an existing real estate site. This hands-on approach allows you to immediately put into practice the concepts covered in class, while also benefiting from the expertise of your peers.

This ambitious programme is the result of a unique partnership between three faculties of ULB: the Solvay Brussels School, the Faculty of Architecture La Cambre Horta, and the École Polytechnique de Bruxelles.

Real estate development
- Identification of project stakeholders.
- Market analysis and macroeconomic data by segment.
- Financial feasibility, sensitivity analysis, scenario development.
- Structuring a real estate project: planning, financing techniques.
- Innovative projects: mixed-use and multifunctional projects, temporary uses, co-housing projects, co-living, etc.
Theme 2
Transition of the real estate sector
- Introduction to the origins and concepts of sustainability in the real estate sector: climate and energy, material resource management (circularity), social and societal challenges.
- Thematic sessions with industry experts: energy renovation, building materials, circular construction, affordable housing, integration of digital tools.
Theme 3
Legal and tax framework of the real estate sector
- Understanding the issues, opportunities, and constraints related to the legal framework.
- Land use planning and urbanism in the Brussels-Capital Region (comparative law with Wallonia and Flanders). Practical focus on permits (environmental and urban planning).
- Tax aspects: acquisition and enjoyment structures (VAT regimes and registration duties).

Urban, architectural and technical dimension of real estate
- Architecture and urbanism: introduction to architecture and urbanism, programmes, mixed-use projects, recent practices (reversibility, etc.).
- Construction techniques: foundations, structure, envelope, interior finishes, comfort, and special techniques, etc.
- Sustainability of buildings and neighbourhoods: environmental impacts, European taxonomy, sustainable certifications, EPC, evolution of regulations.

Financial dimension of real estate
- Accounting applied to the real estate sector.
- Valuation basics: definition of financial flows, discounting of flows, and expected profitability.
- Valuation of real estate contracts: bare ownership, usufruct, emphyteutic lease, surface rights, real estate leasing.
- Financing methods: debt, equity, crowdfunding, green bonds, impact investing.
Innovation
Experience immersive learning
Experience is the foundation of a successful real estate professional. That's why our programme is built on an innovative method that places you at the heart of immersive learning. Analyse and solve real or fictional complex challenges that encompass all aspects of real estate projects.
Site visits
Throughout the year, participants are offered the opportunity to visit "exemplary" real estate sites, providing them with a hands-on understanding and inspiration for the future of the sector. In previous years, participants have explored a range of innovative projects, including those in Paris, Strasbourg, the Heyvaert district, as well as the ZIN, Multi, and Royale Belge projects in Brussels. They have also visited Buildwise (the scientific and technical centre for construction) and several pioneering projects in Leuven.
Project Seminar
From the very start of the programme, you will collaborate in teams on the gradual development of an existing real estate site. This project, which will grow in complexity, will progressively integrate the various aspects covered throughout the course. At each stage, a team of coaches will be there to support, guide, and challenge you, ensuring you push the boundaries of your work.

What are the criteria for obtaining the certificate?
To obtain the certificate, you must:
- Have attended at least 75% of the in-person and online class sessions.
- Have actively participated in various group assignments and projects.
- Have been present at the oral presentations of each phase of the project.
- Have passed the group project evaluation based on the quote awarded by the jury.
How do I finance my training?
DISCOUNTS
- Early bird: Early bird applicants who submit their applications before the end of the early bird date will receive a discount on the tuition fees.
- Alumni of the Solvay Brussels School, Solvay Lifelong Learning, Université libre de Bruxelles and Vrije Universiteit Brussel benefit from a 10% discount on tuition fees.
- Public services: a significant reduction is granted to people working in the public service. Please contact Rosanna Belmonte for more information.
- Ruling: Your tuition fees may be recognised by the Belgian authorities as professional expenses and could therefore be eligible for a deduction under personal income tax (IPP) and corporate tax (ISOC).
